Tenant Loans - Tenants Only Resort

As if the problems of tenancies were not enough that loan providers too have started treating tenants in a step motherly fashion. Such is the indifference of loan providers that it appears as though loan opportunities are all shut for the tenants. Since they do not have a home of their own, tenants are often eyed with suspicion. What if the tenant runs away after borrowing? Legal procedure sure offers a relief but it is often too protracted.

However, not all loan providers view tenants in a similar fashion. It is these lenders who offer loans to tenant. Tenants are the people who do not have a home of their own. People who have been living till date in their parents’ home too count as tenants, unless parents are ready to allow the usage of their home as collateral. A loan to serve the tenants is known as tenant loan in the UK.

UK tenant loan is basically an unsecured loan where the borrower does not have to offer any collateral to the loan provider. Take any secured loan and the clause of collateral will always come along. Whether it is the home of the borrower or any other asset which serves as a collateral, there is always the fear of the collateral being taken away permanently by the loan provider. One more advantage of tenant loan, which extends to unsecured loans in general, is that they are relatively faster in getting approved. UK tenant loans are awarded for sums ranging up to ₤25000. Tenants thus may not qualify for a large amount as in a secured loan. This constitutes one of the tactics to reduce the risk involved in the process of offering tenant loans. Tenant loans can not be used for tasks which have a larger cash requirement. Making small improvements in home and debt consolidation are the purposes which can best be undertaken through a tenant loan.

Additionally, the interest rate on the UK tenant loan will be very high. As most of us know that rate of interest is heavily dependant on the amount of risk involved in a particular loan deal. We discussed in the very beginning of the low credibility of tenants. This implies that the tenants expose loan providers to greater risk. Thus, tenants have to pay a higher rate of interest. The borrowers can escape interest rate fluctuations by using the several options that come on interest. Rate locks, capped rate, discounted rate etc form some of the interest options to lessen the bitterness of high interest rates.

Having a bad credit history will not be accepted with ease in UK tenant loans. Credit history is the only instrument through which borrowers can trust borrowers. When credit history is tarnished, they will find it very difficult to make the lending decision. Credit deformities may have been ignored had there been sufficient collateral. Does this mean that tenants with bad credit history have to return empty-handed? They would have to return thus had it not been for a few loan providers who are ready to lend with this much risk.

Tenants must be good researchers for finding good deals in UK tenant loans. There is no shortage of loan providers who try to take benefit of the problem of the tenants. They will often increase unreasonably the rate of interest or will include too many of the hidden charges. Borrowers who are able to surpass these lenders are the ones who find the best deals in UK tenant loans.

The Best Places to Ski in Oregon

One of the advantages of skiing in Oregon is the fact that skiers are lucky enough to have year-round access to mountains and snow. No need to worry if it’s July and 90 degrees in the city. For those individuals motivated enough to want to ski in the middle of summer it’s relatively easy to do. Mount Bachelor and Timberline at Mount Hood are usually ready for skiers at any time of the year. Actually, Palmer Glacier at Mount Hood is the only year round ski resort in North America.

A second gift that Oregon awards to skiers is the awesome powder that the mountains of this region have to offer. If asked, most Oregon skiers would answer that for the best powder, Mount Bachelor would win hands down.

Alpine/Downhill Skiing in Oregon

For skiers searching for some winter snow adventure, there are a magnitude of differing options. In the Cascade Mountain Range, skiers can choose from Mount Hood to Mount Ashland and a flood of lodges and other smaller resorts in between.

Anthony Lake Ski Resort - Eastern Oregon

With an average 300 inches of snowfall, and an elevation base located at 7100 feet, Anthony Lakes skiing resort boasts the highest base elevation in all of Oregon. This Eastern Oregon resort can be found nestled in the Elkhorn Range of Eastern Oregon’s Blue Mountains. Here skiers will find only the real thing, no man made powder, just light, dry snow covering the mountain and its trails. For the downhill skiers, the resort offers three separate lifts - the triple chair, the handletow and “The Wonder Carpet”. Its longest run measures 1.5 miles, although this is only one of the 21 runs scattered throughout the 1100 acre resort.

For the Nordic skiers come ready to enjoy the 40 kilometers of groomed track set trails, 14% of which are appropriate for beginners, 26% for intermediates and 60% for expert skiers.

Mount Ashland - Southwest Oregon

Conveniently located about halfway between San Francisco and Portland, Mt. Ashland Ski Area can be found in the towering Siskiyou Mountains. For skiers who want to stay near a major highway, Mt. Ashland is barely eight miles off of Interstate 5. The ski area is located near the charming City of Ashland where plenty of lodging and eating options flourish.

Mt. Ashland is home to over 23 trails and a glacial cirque, more accurately described as “the Bowl” where visitors can chute ski. The mountain receives an annual snowfall averaging 300 inches making it a sure option for an awesome skiing getaway.

Mount Bachelor

Harboring over 3,680 acres of skiable terrain, Mt. Bachelor is one of the only places in the world that skiers can practice their sport in a 360 degree range around a real volcano!

From November into May, and sometimes all the way into July, Mt. Bachelor offers some of the finest skiing in North America. Below the tree line, any level of skier will find a trail or slope perfect for their abilities. For those with a sense of adventure, the untamed back country, also known as the Northwest Territory, is home to over 500 acres of open snowfields and rugged trails. Skiers wishing to venture above the tree line can ascend up to 9,000 feet using the Summit Express Chair to ski chutes, faces and bowls.

Traveling With Pets-Another Big Problem

It was a warm, tropical night with soft sea breezes, the sounds of a million night frogs, and the heavy scent of hibiscus hanging on that breeze. My wife and I had just arrived in the twin-island republic of Trinidad & Tobago in the West Indies. We were the guests of the local government, staying at a famous resort hotel, located in 25 acres of landscaped gardens. We had just finished dinner and decided to take a romantic stroll in the moonlight to absorb the sensory reality that is the tropics.

As we crossed a manicured lawn walkway, in the headlights of an approaching taxi we could see a large ‘mound’ that, as we got closer and could see better, seemed to be unexplainably moving.
The mound was moving!

Then–now that we could see clearly–we understood. This ‘mound’ was animal excrement; and it was totally covered by moving Trinidadian cock roaches! We went back into the hotel but on our way back to the lobby and pool area, we spotted at least four other piles of such waste. Now it was quite difficult to keep our dinner down.

The local dogs run on the property depositing their business at all hours. Naturally this immediately attracted all manner of insects, particularly the tropical variety of cockroach. These guys fly in like B-52’s. Locals say you have to watch they don’t carry off your cat.

This true story came to mind when friends in the lodging business asked me to research a new burgeoning market segment: guests traveling with their pets. The pet industry is booming like never before. Lodging operators have realized that millions of pet owners want to travel with their pet. There are more than a dozen pet-friendly directories on the web, comprised of lodging establishments that welcome guests with pets. When trip planning, simply click on these web-based pet-friendly directories and determine which hotels on your route, or at your intended destination, accept pets with the guest in the room.

But let me pause for the cause, for just a moment of reality. Getting as basic as I can here–to make my point–one thing we know for sure is that dogs and cats, like we humans, have to eat and they have to–well you get the picture. The question raises itself. How does a hotel owner manage this potential mountain of pet poop? The answer rises to the appropriate occasion: someone had to invent a very special plastic totally biodegradable doggie bag. One that conveniently assists the pet owner in picking up after his pet and allowing him to dispose of this unwanted waste in such a manner that the plastic bag and its contents totally degrade into nothing but CO2, water and humic matter, when it is put in the landfill or the composting containers. These people originally began marketing plastic biodegradable trash bags and bags for carrying home the groceries from the supermarket.

Let’s face it: if a hotel is going to appeal to and welcome guests traveling with their pets, that hotel is going to have to manage the poop problem. Whether inside the room as in the case with the kitty box, or outside the room on the hotel grounds, in the expensive shrubs and flower beds, or on the manicured lawns, “poop management” can be a big problemor opportunity for the hotel owner.

Many hotels provide those guests with one or three of these branded doggie bags upon check-in. Some have also added some explanatory information about their environmentally-friendly poop management program in the guest room.
Now when you travel with your pet, you’ll see that the real smart hotels are concerned about the environment and are carefully handling such waste. This sends another positive message to youincluding those without petsthat this hotel, inn or resort is really professional and caring for the safety and comfort of all its guests.
